Sample Rental Information
A security deposit of $250 plus $100 cleaning fee is required. ($350 total) The security deposit will be
returned within 10 days of the end of the rental, provided no damage has been caused to the home or its
contents. The deposit and cleaning fee is non-refundable in case of cancellation with less than 30 days
notice. The security deposit may also be used to pay for any phone charges incurred and in case keys are lost
or door needs to be re-keyed. If charges exceed security deposit and owners seek legal remedy, tenant/guest
will pay all collection costs and attorney fees. The cleaning fee is $100 and is paid to an outside service
upon your departure. Two loads of laundry is included, excess laundry upon departure could result in an
additional $7.50/load. Water, cable, gas and electric included. Washer & dryer available (no charge) on
property. Your booking will be firm as soon as the deposit AND the signed rental agreement are received. To
expedite the confirmation you can fax the rental agreement to —— and mail the deposit check along with
the original signed Rental Agreement. The deposit and rental agreement is to be received by the owners
within 7 days of confirming availability and booking ——. NOTE: If your arrival date is less than 30 days from
your booking date, payment is expected in full for the entire rental amount plus the $250 security deposit and
$100 cleaning fee. Not less than 30 days prior to the start date of the rental, the remaining 100% of the
rental charge will be due. Payment of deposit, cleaning and rental charges may be made by personal check
(drawn on U.S. banks only), or by money order, certified check or their equivalent. NOTE: Refunds due to
booking cancellations will be in the form of a check and returned to you immediately.A reminder will be sent
if the payments are not received as outlined above. Failing to make the appropriate payments after a
reminder has been sent gives the owners the right to cancel the booking and retain the deposit.
Cancellations must be made in writing and delivered by Fax, e-mail or regular mail. If notice is given at least
30 days prior to scheduled arrival, the deposit and rent paid minus a $40 processing fee will be refunded.
Cancellations occurring less than 30 days of arrival shall be subject to forfeiture of deposit. Early departures
will result in forfeiture of rental balance. The owners of ———— reserve the right to decline a reservation
based on (1) Exceeding the number of occupants deemed appropriate for the size of the home, (2) Prior
guests who have poor payment history, (3) Excessive cleaning required after a guest's stay, or (4) Any other
reasonable event that would prompt the owners to decide not to rent to a certain individual or group. Tenant
cannot sublet condo without written consent of owners. In the event a reservation is declined by the owners, a
full explanation will be given as to the reason for the declination. Pets are not allowed. Violation of pet
policy will result in termination of tenant’s rental agreement and there will be no refund. Smoking is not
permitted in the condominium. Keys will be given to renters upon final payment of security, cleaning and first
months/weeks rent. They will send via US postal service or other arrangement if necessary. Keys will be
mailed via return envelope within one day of their stay, when received your security deposit will also be
returned. 6 swim passes are available in the condo and must remain upon departure. ($10 fee per key if pool
pass is lost or stolen) Swimmers/ non-swimmers and children must be supervised at pool at all times. (See pool
rules and regulations upon check in) Telephone is available for local toll calls. Long distance charges will be
applied to security deposit or can be paid for upon departure..Vehicle Parking is available on site, please
park in a guest designated spot Cleaning fee is $100. Responsibility Tenant/guest accepts full responsibility
for all acts of visitors as well as personal property or personal injury that may occur. Tenant will be charged for
any damage beyond normal wear and tear. Tenant may be charged for any missing items (see condo
checklist). Owners are to be notified immediately if ——–, if any damages occur at the property including
“Acts of God”, simple maintenance or the like. Alterations or repairs cannot be made to property without
owners consent. Excessive noise is not permitted as stated in Home Owners Association bylaws and will be
subject to eviction. Tenant/guest must lock windows/doors when home is not occupied. For your safety and
security, front door should be locked at all times .Indemnity the owners will not be liable for damages to
property, theft or injuries resulting from any accident that may occur on premise during guest occupancy. In
case one provision is invalid on this agreement, the balance of provisions will remain in full effect.
